Now that the holiday season is here we wanted to share a few garbage disposal Do’s and Don’ts.
1. Do keep your garbage disposal clean. Pour a little dish soap inside and let the garbage disposal run for a minute or so with some cold water.
2. Do run your garbage disposal regularly. Frequent use may prevent rust and corrosion, assures that all parts stay moving and prevents obstructions from accumulating.
3. DON’Tpour grease, oil, or fat into your garbage disposal or drain. Grease will slowly accumulate and impede your garbage disposal’s grinding ability and clog drains.
4. DON’Tdispose of the following items down the drain: coffee grounds, eggshells, peels, and rinds, or expandable foods into your garbage disposal. Foods like pasta and rice expand when you add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the cause of many jams and clogs.
5. DON’T put large amounts of food down the garbage disposal. Feed food into the garbage disposal a little at a time with cold water running; this will help the food scraps flow down freely through the drain pipes and plumbing.
Now that summer is here we wanted to share a list of the most frequently forgotten rules during this season. Remember, the rules were designed so that everyone can enjoy their experience to the fullest. If you are a homeowner leasing your unit, please be sure your tenants have a copy of these rules. If you have any questions, please don’t hesitate to contact a staff member. Enjoy the weekend.
No Glass Permitted in the Pool Spa Area – For safety reasons, no glass or sharp objects are allowed in the pool or spa. If glass or sharp objects or glass are brought to the pool area and cause an accident, the responsible Owner will be liable for the cost of any resulting damage or injury. Only plastic or suitable non-breakable containers are allowed in the pool area.
No Pets Permitted in the Pool or Spa Area – No pets of any kind are permitted in the pool or spa area except with the specific prior written approval of the Board of Directors.
10-Person Guest Limit – Terrace and Pool/Spa Area – Individuals or groups must not occupy any portion of the terrace, pool, or spa to the effective exclusion of others. In an effort to ensure that the amenities are available to all residents, no individual resident, or group of residents, may have more than ten (10) persons on the fourth-floor terrace and pool area at any given time. Any resident exceeding the ten (10) person limit will be fined $100.00 per person per occurrence.
No Amplified Music – Cellular phones, radios, cassettes, or CD players must be battery operated and headsets must be worn. No DJs, home stereos, clock radios, or other amplification devices and/or similar services are permitted on the fourth-floor terrace and pool area. All noise levels, regardless of their source, must be kept in your personal area only so as not to disturb others.
Pets Must Be Leashed and Under Control at All Times –Pets must be leashed and under the control of someone capable of doing so at all times while on the terrace. Additionally, owners are responsible for any damage caused by their pet(s), including any pet waste. Please notify staff if your pet has an accident on the terrace so it can be properly cleaned.
Hours – The Terrace and Pool area open at 5 a.m. Monday thru Friday, and 6 a.m. Saturday and Sunday. The terrace closes at 11 p.m. Sunday thru Thursday and 12 a.m. Friday and Saturday. Please keep in mind that many of your neighbor’s homes are immediately adjacent to this space therefore you are required to keep all noise to reasonable levels, especially during the early morning and late evening hours.

Exterior Window Cleaning – Exterior window & balcony railing(glass) cleaning is underway! Window cleaning for all units facing 11th Street was finalized this week, and the team is at the halfway point for units facing Grand Avenue. The maintenance team will return on Monday 6/6 to continue cleaning. The project will continue to proceed clockwise each day from8:00 am until 5:00 pm, and is scheduled to be finalized by June 11. Please note that this is a preliminary schedule and may change due to unforeseen circumstances. Residents will be notified via email and schedules will be posted on the residential bulletin boards.
Construction Projects in the Building – We have several submittals for in-unit construction throughout the building. You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm.Construction is not permitted on holidays and weekends. If you hear construction related noises outside of these hours and days, please contact the front desk staff.

Dining Around Downtown Club – The Elleven Dining Around Downtown Club meets at a different downtown restaurant at 7:30 pm on the third Wednesday of every month. Previously, we shared with you, that the Board of Directors alongside Management had been working on a project that would provide a source of income to the association outside of homeowner assessments called non-dues revenue. Mobilitie is a third-party vendor that works with many other vendors such as Dish Network as a neutral host who installs communication technology that would be placed on Elleven’s roof. In this particular case, it would be a 5G network tower and in return for the space used, the association would be paid monthly. It is a great opportunity for the association to raise funds outside of homeowners to be applied towards day-to-day operating expenses and we need your YES VOTE! In order to proceed, the association will need a minimum of 91 homeowners to vote YES. Attached for your review is some additional information regarding this project and a letter from your Board of Directors. A ballot has been mailed to each one of you so please help us by filling it out and returning it to the Management Office by June 2, 2022, at noon.
This is a great opportunity for the association and we would like to thank you in advance for your consideration and for your YES VOTE!

Resident Emergency Procedures Training *SAVE THE DATE*– Do you know what to do in case of earthquake, fire, power outage, bomb threat, and medical emergency? Attend the Emergency Procedures Training to find out. Training will be held on Wednesday, May 18 at 6:00 PM in the Elleven Lobby. The Annual Fire Drill will take place on May 18 at 4:30 PM. If you are in the building when the fire drill is being conducted, it is MANDATORY that you participate.

Earth Day – E-Waste Recycling Program – Take your cracked phones, broken laptop chargers, and other e-waste, and SPBID will make sure they’re recycled or disposed of safely. Nuisance & Noise Policy Reminder! – Management has noticed an increase in the number of noise complaints being reported. We would like to take this time to remind residents of Elleven’s Noise & Nuisance Policy. In accordance with the Association’s CC&R’s, no resident may cause or permit to be cause anything which may become a nuisance or cause unreasonable disturbance or annoyance to other residents. The Association has adopted the attached policy as a reasonable interpretation of that restriction. It is important to note that many residents are likely to keep different hours. We ask all residents to please be mindful of their neighbors, especially during the evening and overnight hours.
