Annual Regulation 4 Fire & Life System Testing 9/19/2018 7:30 am-5:00 pm

Attention Elleven Residents,

The City of Los Angeles Fire Department requires high-rise buildings to conduct annual tests of the fire/life safety systems in the building.

Please be aware that we will be conducting this important testing as follows:

Wednesday, September 19, 2018

Hours: 7:30 am – 5:00 pm.

 PLEASE NOTE THE FOLLOWING:

Unplug or turn off all computers, appliances, or anything that may be susceptible to DAMAGE OR LOSS OF DATA due to POWER INTERRUPTION!

MAIN POWER SUPPLY to the building will be interrupted at various times throughout the day in order to test the emergency power generation system.

GARAGE FIRE DOORS are included in this testing and will immediately drop once testing begins.  Please use caution while navigating the garage area and expect periodic delays.

ELEVATORS will be briefly out of service while the power is off in order to test the recall system.  Each elevator will be recalled to the lobby level twice during this test.  Once this phase of the testing is completed the elevators will return to service, however periodic delays are expected.

 FIRE ALARMS AND STROBES will be activated throughout the building, and announcements will be made over the building-wide PA system.  Each floor will be tested independently.

IN UNIT FIRE SPRINKLERS will be inspected for signs of leakage, corrosion, or damage. Entry to units will be required, a member of the Association’s staff will accompany the testing personnel into all units. Please note that ALL sprinklers must be accessible and free of obstructions.

The Association has retained the services of a professional consulting firm certified by the LAFD to conduct the test and provide the necessary reports to the Fire Department.

Parking Stall Cleaning 8/13-8/21/18 9am-2pm

Greetings Residents,

Maintenance staff will be cleaning individual parking spaces starting Monday, August 13th – Tuesday, August 21st, between 9:00am – 2:00pm.

We ask that all vehicles are moved in accordance with the schedule below, to allow the maintenance staff easier access to all areas in the garage. Please note that all vehicles that remain on the scheduled date will be subject to possible debris from maintenance.

The schedule is as follows:

My Figueroa Street Resurfacing! Update

Please note that street closures along 11th Street are planned for

Saturday, July 7th – Tuesday, July 10th from 7:00am-4:00pm.

Roughly 2 blocks of 11th St. will be fully closed each day for the first 3 days of the schedule with work proceeding east to west, beginning at Broadway. The fourth day will involve pouring the new asphalt for all of 11th Street, this portion of the work will bring rolling closures.

All residents are strongly encourage to access the garage via the 12th Street Alley gate during this work.

  • Closure of Barbeque Areas for Repairs – Necessary repairs for the metal panels that surround the barbeque areas have been scheduled. The BBQ areas will be closed during this work, which is scheduled for Monday, July 9th – Wednesday, July 11th from 9:00am-5:00 pm. Please note that this work will generate some noise, dust and paint fumes. We ask that you please use caution when in the vicinity of this work.

  • Elleven Happy Hour – Take a break, enjoy a glass of wine and unwind with your neighbors. Thursday, July 19th at 7:30 pm at Barcito located at 403 W. 12th Street (Evo). All residents are encouraged to attend.

Exterior Window Cleaning UPDATE!! East Side of Elleven (facing Grand Ave.)!! 5/8-5/15

Greetings Elleven Residents,

Please note that Cleaning of all concrete on the exterior of the building, windows and balconies for the East side of the building are underway!

  • All Penthouse balconies & windows facing Grand Ave. will be cleaned Tuesday, May 8th
  • All 12th Floor balconies & windows facing Grand Ave will be cleaned Wednesday, May 9th
  • All unit windows/areas facing Grand Ave. will be cleaned May 10th through May 15th.

Work hours shall be between Monday through Friday 8:00 am to 5:00 pm, excluding holidays. Please note that the completion date is an approximate time and may change due to unforeseen circumstances.

  • Before cleaning begins, all residents are required to do the following:
  • CLOSE ALL WINDOWS AND/OR BALCONY DOORS (for additional privacy please close your blinds).
  • REMOVE ALL ITEMS FROM YOUR BALCONY/PATIO.

Note: If the above items are not addressed prior to the time of cleaning, YOUR WINDOWS AND/OR BALCONY WILL NOT BE CLEANED.

Please Report any cleaning deficiencies to the Management office within 24 hours so we can address this before the project is completed.
