Elleven Homeowners Annual Meeting

Good afternoon Elleven Residents. Please find some important updates and reminders below…
11th Street Gate Repair: In the time since the 11th street outbound/exit gate was run through by a vehicle on 12/4/22, we’ve worked diligently with insurance companies, local law enforcement, and vendors to arrange for its restoration. While delivery and installation will, unfortunately, take some considerable time, we are happy to report that we have a target completion date of the first week of July ’23. As we approach that date, additional details will be provided to everyone; thank you for your great patience and understanding.
Pool Gate(s): Just a reminder to please ensure in the interest of safety that gates to the pool/spa areas are closed completely after entering/exiting.
Storage of Items/Material in Parking Spaces: Please refrain from storing boxes, carts, cardboard, trash, and any other material in parking stalls. Thank you for your cooperation in this.
Work Orders: While the priority focus of Elleven’s Engineering staff must necessarily be devoted to care and maintenance of the building (life/safety systems equipment, physical plant, common areas, etc.), we are happy to offer certain in-unit assistance as time and resources permit via work order request. These range from resolution of hot water issues, mixing valve and angle-stop replacements, faucet fixture replacements, and more! It among our team’s short-term goals to develop an updated lists of services engineering is qualified and able to assist owners with. Please note, however, that we are unable to “stock” components, nor do we maintain a master list of all unit interior components and parts presently in use throughout the building (e.g., plumbing fixture supply lines, particular lightbulbs, HVAC parts, door hardware). Please ensure that all work order requests and subsequent questions related to work orders are routed through the front desk without exception. The preferred means of communicating work order requisitions is via email to ellevenstaff@actionlife.com. Likewise, when and if the scope of the work order changes, that information should also be communicated via the ellevenstaff@actionlife.com email. We work closely together as a team and this approach toward communicating will ensure your request receives prompt attention in the event of a staff absence.

** Building Notice **
The Alleyway *Empty Lot* – Please do not litter the empty lot that is adjacent to the alley. The litter and the bagged dog waste make the lot a breeding ground for pests. Additionally, parking in the alley should be avoided because the alley gate is currently the only exit gate. Since parking enforcement frequently checks the area, vehicles that are not parked in the designated spots run the risk of being ticketed. Please be sure to inform your guest and vendors of this.
Construction Projects in the Building – We have several submittals for in-unit construction throughout the building. You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm. Construction is not permitted on holidays and weekends. If you hear construction-related noises outside of these hours and days, please contact the front desk staff.

Dining Around Downtown Club – The Elleven Dining Around Downtown Club meets at a different downtown restaurant on the third Wednesday of every month. This month the club will meet at Bottega Louie, located at 700 S. Grand Avenue, on Wednesday, February 15, at 7:00 pm. Your host for the evening will be Margarita and Leo Carse. Elleven Lending Library – Management has received a few books for the lending library, and the bookcase has been placed just outside of the garage lobby doors for everyone to enjoy. The hope is that this Little Free Library will bring a little bit of joy, and new connections with your neighbors. If you are interested in donating books, please contact management to arrange a drop-off time. We hope you can join the movement and share some books with your community.

The holiday season is here, and we are expecting a significant increase in package deliveries. To provide all residents with better service, we request you contact the desk before your arrival so we can have all packages ready for you. Additionally, we ask all residents to take careful note and adhere to the guidelines listed in the Holiday Package notice below
The Management and Maintenance offices will be closed on Thursday & Friday, November 24th & 25th for the Thanksgiving Holiday.
** Building Notice **
Garage Safety Reminders – Safety & Security: Residents should practice their safety and security by taking precautions such as, reporting anyone who is acting suspiciously, always locking your vehicles, and keeping all valuables out of sight. Please be very careful when driving through the parking garage. It is extremely important that everyone adheres to the posted 5 mph speed limit and observe all STOP signs.
Exterior Window Cleaning*Underway* – The exterior window and balcony railing cleaning began on Tuesday, November 15, and will continue for approximately one week, wrapping up on Wednesday, November 30. Window cleaning for all units facing 11th Street & Grand Avenue has been finalized, and the team is approximately at the halfway mark along units facing Evo. The cleaning will continue to progress clockwise daily from 8:00 am – 4:00 pm. Please note that the completion date is an approximate time and may change due to unforeseen circumstances. Exterior Window Cleaning – Exterior window & balcony railing(glass) cleaning is underway! Window cleaning for all units facing 11th Street was finalized this week, and the team is at the halfway point for units facing Grand Avenue. The maintenance team will return on Monday 6/6 to continue cleaning. The project will continue to proceed clockwise each day from 8:00 am until 5:00 pm, and is scheduled to be finalized by June 11. Please note that this is a preliminary schedule and may change due to unforeseen circumstances. Residents will be notified via email and schedules will be posted on the residential bulletin boards.

SPNA Second Sunday Movie Club – The South Park Neighborhood Association meets every second Sunday of the month to view and discuss a movie chosen as the best of its year, beginning in 1932. This month the club will meet in the Media Room at 1050 South Grand (corner of 11th & Grand Ave.)on Sunday, June 12 at 7:30 pm, to view Trouble in Paradise directed by Ernst Lubitsch. Resident Emergency Procedures Training *SAVE THE DATE* – Do you know what to do in case of earthquake, fire, power outage, bomb threat, and medical emergency? Attend the Emergency Procedures Training to find out. Training will be held on Wednesday, May 18 at 6:00 PM in the Elleven Lobby. The Annual Fire Drill will take place on May 18 at 4:30 PM. If you are in the building when the fire drill is being conducted, it is MANDATORY that you participate.

Earth Day – E-Waste Recycling Program – Take your cracked phones, broken laptop chargers, and other e-waste, and SPBID will make sure they’re recycled or disposed of safely. Items can be dropped off at 1150-B S Hope Street (back entrance off of 12th St.) from April 22 – May 1, Monday-Friday from 4:00 -7:00 pm, and Saturday from 9:00 am -1:00 pm.
The California Primary is June 7! – The California Primary is fast approaching. The last day to register to vote or make any updates is May 23. Let’s strengthen our community by voting!

Nuisance & Noise Policy Reminder! – Management has noticed an increase in the number of noise complaints being reported. We would like to take this time to remind residents of Elleven’s Noise & Nuisance Policy. In accordance with the Association’s CC&R’s, no resident may cause or permit to be cause anything which may become a nuisance or cause unreasonable disturbance or annoyance to other residents. The Association has adopted the attached policy as a reasonable interpretation of that restriction. It is important to note that many residents are likely to keep different hours. We ask all residents to please be mindful of their neighbors, especially during the evening and overnight hours.
