REG 4 - Testing - Thursday, August 1st (7:30 am - 5:00 pm)

Attention Elleven Residents,

The City of Los Angeles Fire Department requires high-rise buildings to conduct annual tests of the fire/life safety systems in the building.

Please be aware that we will be conducting this important testing as follows:

Thursday, August 1st, 2019

Hours: 7:30 am – 5:00 pm.

PLEASE NOTE THE FOLLOWING:

Unplug or turn off all computers, appliances, or anything that may be susceptible to DAMAGE OR LOSS OF DATA due to POWER INTERRUPTION!

MAIN POWER SUPPLY to the building will be interrupted at various times throughout the day in order to test the emergency power generation system.

GARAGE FIRE DOORS are included in this testing and will immediately drop once testing begins.  Please use caution while navigating the garage area and expect periodic delays.

ELEVATORS will be briefly out of service while the power is off in order to test the recall system.  Each elevator will be recalled to the lobby level twice during this test.  Once this phase of the testing is completed the elevators will return to service, however periodic delays are expected.

FIRE ALARMS AND STROBES will be activated throughout the building, and announcements will be made over the building-wide PA system.  Each floor will be tested independently.

The Association has retained the services of a professional consulting firm certified by the LAFD to conduct the test and provide the necessary reports to the Fire Department.

Exterior Window Cleaning 7/30/19 - 8/19/19 8am-5pm

Greetings Residents,

The exterior window and balcony railing cleaning is scheduled to begin on Tuesday, July 30th and continue for approximately three weeks, wrapping up the week of August 19th. Please note that the completion date is an approximate time and may change due to unforeseen circumstances.

The project will begin on the north end of the building and proceed clockwise each day beginning at 8:00am until 5:00pm. We ask that you please use caution when walking the perimeter of the building and observe any posted safety instructions during this time frame.

Unit schedules will be emailed and posted in the residential bulletin boards letting you know which day your unit is scheduled to be cleaned so you can prepare accordingly:

Remove all items from your balcony.

Close all windows and/or balcony doors (for additional privacy please be sure to close your blinds).

If the above items are not addressed prior to the time of cleaning, YOUR WINDOWS AND/OR BALCONY WILL NOT BE CLEANED.

Please Report any cleaning deficiencies to the Management office within 24 hours so we can address this before the project is completed.

Elleven Community Updates - July 12

Greetings Elleven Residents!

Please take a moment to review the following building and community announcements.

** Building Notice **

  • Electric Vehicle Charging Stations – Elleven contracted with Sustainable Solutions to install a comprehensive electrical grid throughout our garages. The system is now operational and 22 of our homeowners have already installed and are using EV charging stations. LADWP is offering a $5000 incentive to the Association for each charging station we install. To provide an incentive to homeowners and to maximize the Association’s investment, the Board has decided to split the rebate. The rebate amount will be a sliding scale based on the number of participants. The more people that participate now, the more money everyone will receive from the LADWP rebate. Don’t miss an opportunity to increase the value of your home, help the environment, and make a few dollars for yourself.
  • Construction Projects in the Building – We have several submittals for in unit construction throughout the building. You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm. Construction is not permitted on holidays and weekends. If you hear construction related noises outside of these hours and days, please contact the front desk staff.

***Weekend Terrace/Pool Monitor***

  • Luma has placed additional access control staff in the pool/terrace area during the weekends to monitor activity and ensure peaceable enjoyment for all residents. This will be ongoing during the summer months.

The Board of Directors for Elleven Homeowners Association will meet on Tuesday, July 30 in the Elleven Lobby at these times:

 Vacant Board of Director Position

Greetings Residents,

Please note that there is one vacant position on the Board of Directors, and the Board is seeking a qualified member to assume the remaining year in this position’s term. This seat and another will be up for election in 2020. If you are interested in serving your community and would like to be considered for this position, please contact Management. Garage Gate Update! 11th Street Loop System Installation 4/30/19 8am-5pm

Greetings Residents,

The next phase of the garage gate installation will include some finishing touches and the installation of a loop system for the 11th Street entry and exit gates.

The loop system is activated by vehicle weight and works in conjunction with your garage clicker. The 12th  Street garage gate will not have a loop system installed and will continue to be accessible with only your clicker.

The loops will be installed on Tuesday, April 30 from 8:00am-5:00pm.

Please note that this portion of the work will require periods of saw-cutting into the concrete that will create increased noise; please plan accordingly.

The 11th Street garage entry and exit will be unavailable during this work.

Please use the 12th Street entry and exit when accessing the property during this time.

11th Street Gate Update! Loop System Installation 4/30/19 8am-5pm

Greetings Elleven Residents,

The vehicle gates on 11thand 12th Streets have recently been replaced with state-of-the-art high-speed doors. These new doors have significantly reduced residents’ wait times when entering and leaving the property. Both Elleven and Luma have invested a considerable amount of money installing these doors for the benefit of both Associations.

The next phase of the installation will include some finishing touches and the installation of a loop system for the 11th Street entry and exit gates. The loop system is activated by vehicle weight and works in conjunction with your garage clicker. The 12th Street garage gate will not have a loop system installed and will continue to be accessible with only your clicker.

We understand that this may present a slight inconvenience because these gates are also used for pedestrian access to 11th Street. The Board of Directors for both Elleven and Luma weighed the pros and cons of installing this system, and after discussion, determined that installing this system is not only necessary to ensure the longevity of this capital improvement, but it is also vital to maintain the safety of both buildings’ residents by restricting non-vehicular access and reducing the possibility of trespassing.

starting at 8:00 AM.

The 11th Street garage entry and exit will be unavailable between 8:00 AM and 5:00 PM.

Programs & Events in DTLA The Fashion Institute of Design (FIDM) Museum’s  27th Annual Art of Motion Picture Costume Design Exhibition is open to the public now through April 12 (closed Feb. 15).  The exhibition features a variety of film genres that represent outstanding achievement in costume design.  The museum is located at 919 S. Grand Ave.  Free admittance.

Replacement of the Garage Gates – UPDATE!

Greetings Elleven Residents,

The 12th Street (alley) gate installation was finalized Wednesday, February 13th. On Thursday 2/14 we experienced a few issues with the 12th Street (alley) & 11th Street (entry) gates. However, the contractor has made the necessary adjustments and resolved these issues. The finishing framing has been ordered and the work will be completed in the coming weeks. A schedule for installing the framing at each door will be provided.
