**Building Notice**

12 Street Alley Gate – Please note that due to unforeseen circumstances, the 12th Street Alley gate has been placed offline until further notice. Note that the gate will remain open and a gate guard will remain at the location.  For an additional measure of entry control, the 12th Street/alley gate guard will begin a quick authentication process for those who enter. If you or your guest enters through the alley gate, they will be asked which building and which unit they are here to access and quickly checked via a list.

Elevator # 1 Offline **Status Update** – Please note that elevator #1 remains offline at this time. The technicians remained onsite for several hours and were unable to repair the elevator. The Management team has been in contact with Mitsubishi’s Branch Manager to escalate the issue, and they are gathering their team of experts. They will return to Elleven as soon as possible.

South Park Farmers Market – The South Park Farmers’ Market is here this Saturday and every Saturday from 9 AM – 2 PM on Grand Ave, between 11th Street and Olympic Boulevard. They will be featuring local farms, food, artisan crafters, and family entertainment. Thank you and we hope to see you all there!

Construction Projects in the Building – We have several submittals for in-unit construction throughout the building. You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm. Construction is not permitted on holidays and weekends. If you hear construction-related noises outside of these hours and days, please contact the front desk staff.

**Social Committee Events**

Elleven Social Committee Wine & Cheese Event –  Don’t forget to come and celebrate with your Elleven friends and neighbors on Tuesday, August 22

From 5:30 pm- 7:00 pm. Stop by the Elleven Party Room (lobby level) and enjoy the tasty wine and cheese. Hope to see you there!

Dining Around Downtown Club – The Elleven Dining Around Downtown Club meets at a different downtown restaurant on the third Wednesday of every month. For September the club will be hosting the 2nd Annual DAD PICNIC on the 4th Floor Elleven and Luma Terrace. The event will be catered by Fixins Soul Kitchen and will take place on Wednesday, September 20, starting at 6:00 pm. Your host for the evening will be Tom and Debra Shrout. Please see the attached flyer for full details.

11th Street Gate Update & General Reminders

Good afternoon Elleven Residents. Please find some important updates and reminders below…

11th Street Gate Repair: In the time since the 11th street outbound/exit gate was run through by a vehicle on 12/4/22, we’ve worked diligently with insurance companies, local law enforcement, and vendors to arrange for its restoration. While delivery and installation will, unfortunately, take some considerable time, we are happy to report that we have a target completion date of the first week of July ’23. As we approach that date, additional details will be provided to everyone; thank you for your great patience and understanding.

Pool Gate(s): Just a reminder to please ensure in the interest of safety that gates to the pool/spa areas are closed completely after entering/exiting.

Storage of Items/Material in Parking Spaces: Please refrain from storing boxes, carts, cardboard, trash, and any other material in parking stalls. Thank you for your cooperation in this.

Work Orders: While the priority focus of Elleven’s Engineering staff must necessarily be devoted to care and maintenance of the building (life/safety systems equipment, physical plant, common areas, etc.), we are happy to offer certain in-unit assistance as time and resources permit via work order request. These range from resolution of hot water issues, mixing valve and angle-stop replacements, faucet fixture replacements, and more! It among our team’s short-term goals to develop an updated lists of services engineering is qualified and able to assist owners with. Please note, however, that we are unable to “stock” components, nor do we maintain a master list of all unit interior components and parts presently in use throughout the building (e.g., plumbing fixture supply lines, particular lightbulbs, HVAC parts, door hardware). Please ensure that all work order requests and subsequent questions related to work orders are routed through the front desk without exception. The preferred means of communicating work order requisitions is via email to ellevenstaff@actionlife.com. Likewise, when and if the scope of the work order changes, that information should also be communicated via the ellevenstaff@actionlife.com email. We work closely together as a team and this approach toward communicating will ensure your request receives prompt attention in the event of a staff absence.

The holiday season is here, and we are expecting a significant increase in package deliveries. To provide all residents with better service, we request you contact the desk before your arrival so we can have all packages ready for you. Additionally, we ask all residents to take careful note and adhere to the guidelines listed in the Holiday Package notice below

The Management and Maintenance offices will be closed on Thursday & Friday, November 24th & 25th for the Thanksgiving Holiday.

** Building Notice **

Garage Safety Reminders – Safety & Security: Residents should practice their safety and security by taking precautions such as, reporting anyone who is acting suspiciously, always locking your vehicles, and keeping all valuables out of sight. Please be very careful when driving through the parking garage. It is extremely important that everyone adheres to the posted 5 mph speed limit and observe all STOP signs.

Exterior Window Cleaning*Underway* – The exterior window and balcony railing cleaning began on Tuesday, November 15, and will continue for approximately one week, wrapping up on Wednesday, November 30. Window cleaning for all units facing 11th Street & Grand Avenue has been finalized, and the team is approximately at the halfway mark along units facing Evo. The cleaning will continue to progress clockwise daily from 8:00 am – 4:00 pm. Please note that the completion date is an approximate time and may change due to unforeseen circumstances. **Social Committee Events**

Friendsgiving Social Event!The Elleven Social Committee invites all Elleven residents to a Friendsgiving Event on Wednesday, December 7th from 7:00 pm- 9:00 pm in the Elleven “Party” Room located in the lobby. Join your friends and neighbors and enjoy a night of wine and snacks. If you would like to participate in a friendsgiving gift exchange, please bring a $10.00 unisex gift.

Dining Around Downtown Club *New Time* – The Elleven Dining Around Downtown Club meets at a different downtown restaurant on the third Wednesday of every month. This month the club will meet at Genwa Korean BBQ, Located at 450 West Olympic Blvd., on Wednesday, December 14. Your host for the evening will be Jed Springer. Please send your RSVP request to Joyce Fried at joycemfried@gmail.com

Elleven Lending Library  Management has received a few books for the lending library, and the bookcase has been placed just outside of the garage lobby doors for everyone to enjoy. The hope is that this Little Free Library will bring a little bit of joy, and new connections with your neighbors. If you are interested in donating books, please contact management to arrange a drop-off time. We hope you can join the movement and share some books with your community.

Garbage Disposal Reminder!

Greetings Residents,

Now that the holiday season is here we wanted to share a few garbage disposal Do’s and Don’ts.

1. Do keep your garbage disposal clean. Pour a little dish soap inside and let the garbage disposal run for a minute or so with some cold water.

2. Do run your garbage disposal regularly. Frequent use may prevent rust and corrosion, assures that all parts stay moving and prevents obstructions from accumulating.

3. DON’T pour grease, oil, or fat into your garbage disposal or drain. Grease will slowly accumulate and impede your garbage disposal’s grinding ability and clog drains.

4. DON’T dispose of the following items down the drain: coffee grounds, eggshells, peels, and rinds, or expandable foods into your garbage disposal. Foods like pasta and rice expand when you add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the cause of many jams and clogs.

5. DON’T put large amounts of food down the garbage disposal. Feed food into the garbage disposal a little at a time with cold water running; this will help the food scraps flow down freely through the drain pipes and plumbing.

Always remember, when in doubt, throw it out!
