Virtual Hearing – Proposed Night Life Venue at 1036 S. Grand 

Management has received notification of a possible nightlife venue being proposed for 1036 S. Grand Avenue (next to Ten50) the planning department is holding a virtual public hearing on the matter. The public hearing is scheduled for August 10th at 9:30 am. Public Hearing participants should dial by phone: (213) 338-8477 or (669) 900-9128. When prompted, enter Meeting ID of: 958 1741 4843#. Pets on the Terrace

We’ve received reports of increased dog activity on the terrace. While dogs are allowed on the terrace, we ask that you be considerate of your neighbors and abide by the rules. 1) The terrace is not designed to be used as your pet’s bathroom break area. If your pet does have an accident especially in high traffic areas, please completely clean up after your pet and immediately notify a staff member so it can be properly cleaned. Please take your pets to an outside area for regular bathroom breaks. 2) Pets are not allowed in the planters. 3) Pets must be on a short leash, and under complete control of their handler at all times. 4) Pets must be kept off all furniture.

Grand Ave. Street Work Slurry Seal

The asphalt on Grand Avenue (between Pico Blvd. & Olympic Blvd.) is scheduled to have a slurry coat applied to prolong the life of the street and prevent erosion. This work involves closing sections of Grand Avenue on Monday, August 3rd from 6:00 am – 6:00 pm. Please note the following during this work: NO driving on the slurry seal until barricades are removed, NO parking where “TEMPORARY NO PARKING” signs are posted. Additional improvements are on underway! Elevator Load Test

Elleven will be conducting a mandatory 5 year load test to both elevators on Monday, August 3 from 8:00 am-5:00 pm. During this time you may experience longer than usual wait time and may hear some noise coming from the elevator areas.

** Building Notice **

Garage Safety Reminders! – Safety & Security: Residents should practice their personal safety and security by taking precautions such as, reporting anyone who is acting in a suspicious manner, always locking your vehicles, and keeping all valuables out of sight. Please be very careful when driving through the parking garage. It is extremely important that everyone adheres to the posted 5 mph speed limit and observe all STOP signs.

Fitness Center Closure – Per the Los Angeles Department of Public Health Order the fitness center was closed Monday, June 13, and will remain closed until further notice.

Wear Your Mask in All Common Areas – Please remember to wear your mask when traveling in common areas of the building. Thank you for you cooperation.

Construction Projects in the Building – We have several submittals for in-unit construction throughout the building. You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm. Construction is not allowed on holidays and weekends. If you hear construction-related noises outside of these hours and days, please contact the front desk staff.

** Social Committee Events **

Walkie-Talkie A Social Exercise Event RETURNS! – Lace up your shoes and get ready for a walking tour of scenic DTLA Sunday, July 19 at 9:00 am. This weekly, two-hour stroll will start at the Blue Wishbone located at South Park Commons. Due to Covid-19 guidelines the group size will be limited to 10 people, so please RSVP. Don’t forget to wear your face mask and comfortable walking shoes, bring water and be prepared to enjoy the outdoors. Elleven Lending Library – Management has received a few books for the lending library, and the bookcase has been placed just outside of the garage lobby doors for everyone to enjoy. The hope is that this Little Free Library will bring a little bit of joy, and new connections with your neighbors. If you are interested in donating books, please contact management to arrange a drop off time. We hope you can join the movement and share some books with your community.

FREE DVD Rentals for Elleven – Virginia Wexman has so graciously offered to loan DVDs to Elleven residents! Attached you will find a list of available DVDs. If any of these spark your interest, please contact Virginia Wexman at vwexman@uic.edu  to place your request, she will then drop off said DVD at the front desk for you to collect.

Food Trucks – The food trucks continue outside of Evo, every Tuesday, Thursday and Saturday, from 4:00 pm – 8:00 pm. The food trucks will only be accepting online orders for pickup through the link provided and will not be accepting walkups. This will help prevent large crowds. **Building Notice**

Exterior Window Cleaning – POSTPONED – Please note that due to unforeseen circumstances window cleaning has been postponed until further notice. Please note that Management is working with MPM Building Services, Inc. to resolve the issue as soon as possible.

Emergency Rule Change – Common Areas REMINDER! – The Board of Directors adopted an emergency rule change concerning social distancing and face masks being worn in common areas. Effective immediately – residents, guests, vendors, and invitees are required to practice social distancing in the Common Areas at all times, to the extent feasible; and residents, guests, vendors, and all other individuals must wear face coverings at all times when in the Common Areas of the Project, including hallways, stairways, elevators, etc. Residents will be responsible for their guest/vendor’s adherence to these new rules. Please contact staff for detailed guidelines.

Announcements 05/15/2020

COVID-19 Building Guidelines – Face Covering – On Wednesday, May 13, 2020, Mayor Garcetti issued an order requiring all Angelenos to wear face coverings when leaving their homes. As a reminder, we ask that you, your guest and vendors practice wearing face coverings in the common areas, including the elevators and the lobby, for the safety of your neighbors and our staff. Lobby Concrete Floor Work – RESCHEDULED 5/24 – The required topcoat & polishing work for the pathway adjacent to the front desk, manager’s office, and mailroom has been rescheduled. This work is now scheduled Sunday, May 24 starting at approximately 10:00 am and will continue into the evening hours. During this time, the pathway adjacent to the front desk, manager’s office, and mailroom will be closed. Residents & guests will be directed through the 1st-floor parking to rear lobby entrance for elevator access. Extra staff will be onsite to help navigate residents and guests through the property.

Lobby Concrete Floor Work Topcoat & Polishing 5/3/2020

Greetings Elleven Residents,

Please be advised that topcoat & polishing work is required for the pathway adjacent to the front desk, manager’s office, and mailroom. This work is scheduled Sunday, May 3rd starting at approximately 10 am and will continue into the evening hours.

During this time, the pathway adjacent to the front desk, manager’s office, and mailroom will be closed. No elevator access will be permitted from the building’s entry through the lobby reception area. Residents & guests will be directed through the 1st-floor parking to rear lobby entrance for elevator access.

Please note that during this work, the adjacent lobby reception area will remain open at all times, access to the elevators will be permitted at all times through the 1st-floor parking to the rear lobby entrance, and extra staff will be onsite to help navigate residents and guests through the property.

If you have any packages/mail, it is highly recommended you pick up your items before Sunday.

If you require additional assistance during this time, please contact management and we will do our best to make accommodations for you.

We Need You! - Candidate Call

Elleven Homeowner Association Members,

Elleven’s Annual Election is scheduled for Friday, July 10. The Board has hired The Ballot Box to conduct this year’s election. During this election cycle, there are TWO seats in contention. Directors serve a term of THREE years. To be eligible, you must fulfill the requirements outlined in Article V of Elleven’s Bylaws. This section of the bylaws is attached to this email.

Candidate Registration Forms were sent out this week to all Elleven Members via US Mail. If you have not received it, you can find a copy attached to this email. If you are interested in running, please complete the Candidate Registration Form and return it to The Ballot Box.

You have three options to return your completed form:

3. Email

You can find additional information regarding the above methods within the form. FORMS MUST BE SUBMITTED TO BALLOT BOX NO LATER THAN MAY 7, 2020, BY 5:00 PM.

COVID-19 Building Guidelines– Food Deliveries! – Delivery personnel visit countless communities within the Los Angeles area. In an effort to help minimize exposure and contact with people outside of the community we are asking that all food deliveries be picked up at the lobby. Drivers will be instructed to call you upon arrival, and they will be able to leave your food on a temporary table we’ve set up in the lobby.

Action Property Management “Life at Home” – Much of what we are all facing is serious and challenging. We want to try to balance that all out a little with some fun and creativity. Covid-19 New Building Guidelines

Greetings Elleven Residents, As we continue to adapt to an ever-changing situation with regard to COVID-19, it is important we all do our part to reduce the possibility of transmission. A recent order from the Governor is requiring all non-essential personnel to stay home during this time. Since Elleven is a residential facility, the staff is considered essential. We will continue to work and ensure all the building’s vital operations are maintained during this time. Management has implemented some additional procedures to reduce the possibility of transmission.

Social Distancing

CDC Guidelines recommend a minimum distance of 6 feet (2 meters) between people to reduce possible transmission of COVID-19. We have posted signage at the front desk identifying the appropriate distance. When you come to the front desk to pick up your packages, please maintain this distance. If you are coming down to pick up packages, we request you contact the desk prior so we can have them ready for you. We have added a table in the lobby where you will be able to pick up your packages while being able to maintain the appropriate distance. Please stand back while place your items on the table. We will sign your packages out from the system, removing your interaction with the signature pad. Because we are trying to give the appropriate amount of space, this process will be a more time intensive and will require some patience. The staff will ask all residents to maintain distance. Please do not perceive this as a slight.

Interaction with Common Area Spaces

Because COVID-19 is able to live surfaces for longer periods, Elleven’s Janitorial Staff will continue to wipe down common area surfaces regularly. When possible, we will open the main entry door to reduce your interaction with the door handle. If we are unable to open the door, residents are able to activate the automatic door by simply swiping their FOB and pressing the silver plate adjacent to the FOB reader. To eliminate directly touching the elevator buttons, you can press the button with your FOB. Please remember not to press too hard.

Building Infrastructure

With everyone having to stay home, we are seeing an increase on the building’s infrastructure usage. Because of the increase in demand, some of our vendors are not able to respond to service calls as quickly. The building is working well and no major building issues have been reported to Management. In order to ensure smooth operation of the building, we ask residents to do the following: – Place solid food waste in the trash can, not the garbage disposal. – Report drain clogs immediately. DO NOT USE DRAINO – (Please god no…) – Take large, bulky trash items to the trash room. Do not place large items in the trash chute.

Neighbor Awareness & Consideration

Management has received an increase in noise complaints within the past couple of weeks. This is likely due to more people having to work from home. We request residents be considerate when playing music during the day. Many people are now having to telecommute and are now working from their home.
