**Building Notice**

Exterior Window Cleaning Complete – Window cleaning for the building was finalized today May 7. We ask that all residents take precautions when watering outdoor plants to prevent water from leaking onto the windows below.

Resident Emergency Procedures TrainingSAVE THE DATE!! Do you know what to do in case of earthquake, fire, power outage, bomb threat and medical emergency? Attend the Emergency Procedures Training to find out. Training will be held on Tuesday, May 18 at 6:00 PM via Zoom. If you are interested in attending, please email me at ahuerta@actionlife.com to RSVP.

Face Coverings REMINDER! ALL residents, guests, vendors, and invitees are required to practice social distancing in the Common Areas at all times, to the extent feasible; and residents, guests, vendors, and all other individuals must wear face coverings at all times when in the Common Areas of the Project, including hallways, stairways, elevators, etc. Residents will be responsible for their guest/vendor’s adherence to these rules.

Construction Projects in the Building – We have several submittals for in unit construction throughout the building. You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm. Note: Construction is not permitted on weekends and holidays. If you hear construction related noises outside of these hours and days, please contact the front desk staff.

**Social Committee Events**

D.A.D. is Back! Dining Around Downtown Club will be visiting Le Petit Paris, located at 418 S. Spring St., on Wednesday, May 19 at 7:30 PM. This event will be hosted by John and Enid Nilsson. Don’t forget to RSVP with Virginia Wexman at vwexman@uic.edu before May 15.

Elleven Lending Library Management has received a few books for the lending library, and the bookcase has been placed just outside of the garage lobby doors for everyone to enjoy. The hope is that this Little Free Library will bring a little bit of joy, and new connections with your neighbors. If you are interested in donating books, please contact management to arrange a drop off time. We hope you can join the movement and share some books with your community.

FREE DVD Rentals for Elleven – Virginia Wexman has so graciously offered to loan DVDs to Elleven residents! Attached you will find a list of available DVDs. If any of these spark your interest, please contact Virginia Wexman at vwexman@uic.edu to place your request, she will then drop-off said DVD at the front desk for you to collect.

The South Park Neighborhood Committee Newsletter Due to recent events, a group of highly motivated residents in the South Park District have come together to form a Neighborhood Committee. The committee is in its early stages and hopes to engage all South Park residents to identify pressing concerns and to preserve and enhance South Park living. The group consists of residents and management from four of South Park’s residential buildings, Elleven, Evo, Luma, and Ten50 totaling almost 900 units. Their mission is “to seek to utilize a united voice that has strength and influence for the mutual benefit of the South Park homeowners and residents.” They look forward to publishing a monthly newsletter; To receive a copy of the May Edition of the South Park Neighborhood Committee Newsletter contact ellevenstaff@actionlife.com .

SPBID Outdoor Live Music Series – SPBID will be hosting a series of casual outdoor performances every Friday from 6:00 PM – 8:00 PM at South Park Commons. All of the music will be low-key and family-friendly and will be shutting down long before bedtime. Social distancing will be expected and enforced by South Park BID. ** Building Notice **

Exterior Window Cleaning Exterior window & balcony railing cleaning is underway! Cleaning for all units facing Grand Avenue was finalized today 4/30. The maintenance team will return Monday, May 3, and begin cleaning all South windows (facing Evo) and proceed clockwise each day from 8:00 am until 5:00 pm. Window cleaning will be wrapping up the week of May 14. Please note that the completion date is an approximate time and may change due to unforeseen circumstances.Residents will be notified via email and schedules will be posted in the residential bulletin boards.

Trash Chute Maintenance Rescheduled! – This maintenance has been rescheduled to take place Thursday, April 8th from 8:00 AM – 3:30 PM. Please note that ALL residential trash rooms will be CLOSED and trash chutes will be inaccessible for the duration of the cleaning.

2021 Annual Meeting Election Results – Elleven’s Annual Meeting of the Membership was successfully completed! Congratulations to Dennis Fried and Jeffrey Malin for being elected to Elleven’s Board of Directors for an additional three-year term. Elleven’s 2021 Board of Directors is: Dennis Fried, President Jeffrey Malin, Vice President Marty Goldberg, Treasurer Regina Cho, Secretary David Olivo, Director at Large

** Building Notice **

Nuisance & Noise Policy Reminder! – Management has noticed an increase in the number of noise complaints being reported. We would like to take this time to remind residents of Elleven’s Noise & Nuisance Policy. In accordance with the Association’s CC&R’s, no resident may cause or permit to be cause anything which may become a nuisance or cause unreasonable disturbance or annoyance to other residents. The Association has adopted the attached policy as a reasonable interpretation of that restriction. It is important to note that many residents are likely to keep different hours. We ask all residents to please be mindful of their neighbors especially during the evening and overnight hours.

Proposed Hotel Project 1130 S. Hope – Petition (PLEASE READ) – Management has received the attached email and documents from Luma’s Board President regarding the proposed hotel at 1130 S. Hope Street. This project is likely to have a direct and lasting impact on the residents of Elleven. For detailed information please review all attached documents. Resident Emergency Procedures Training & Annual Fire Drill 11/11/2020

DO YOU KNOW WHAT TO DO IN CASE OF A FIRE OR EARTHQUAKE?

Attend the Emergency Procedures Training to find out! Training will be held via ZOOM Wednesday, November 11 at 6:00 pm.

Safety training will include what to do in case of: 

Earthquake

Fire

Power Outage

Bomb Threat

Medical Emergency

Elleven Homeowners Association is also required by the LAFD to conduct a fire drill annually pursuant to L.A.M.C. 57.33.19 and Title 19, C.A.C.

The Annual Fire Drill will take place on Wednesday, November 11 at 4:30 pm

If you are in the building when the fire drill is being conducted, it is MANDATORY that you participate. Non-participation in the fire drill may result in penalties from the fire department.

If you cannot participate in the fire drill due to physical limitations, please notify Management in advance so that arrangements can be made to assist you during the fire drill, and in an actual emergency. REG-4 FIRE & LIFE SYSTEM TESTING 9/28/2020

Attention Elleven Residents,

The City of Los Angeles Fire Department requires high-rise buildings to conduct annual tests of the fire/life safety systems in the building. Please be aware that we will be conducting this important testing as follows:

Monday, September 28, 2020 Hours: 7:30 am – 5:00 pm.

PLEASE NOTE THE FOLLOWING: Unplug or turn off all computers, appliances, or anything that may be susceptible to DAMAGE OR LOSS OF DATA due to POWER INTERRUPTION! 

MAIN POWER SUPPLY to the building will be interrupted at various times throughout the day in order to test the emergency power generation system. 

GARAGE FIRE DOORS are included in this testing and will immediately drop once testing begins. Please use caution while navigating the garage area and expect periodic delays. 

ELEVATORS will be briefly out of service while the power is off in order to test the recall system. Each elevator will be recalled to the lobby level twice during this test. Once this phase of the testing is completed the elevators will return to service, however periodic delays are expected. 

FIRE ALARMS AND STROBES will be activated throughout the building, and announcements will be made over the building-wide PA system. Each floor will be tested independently.

The Association has retained the services of a professional consulting firm certified by the LAFD to conduct the test and provide the necessary reports to the Fire Department.

We greatly appreciate your cooperation and thank you in advance for your patience and understanding.

Virtual Hearing – Proposed Night Life Venue at 1036 S. Grand 

Management has received notification of a possible nightlife venue being proposed for 1036 S. Grand Avenue (next to Ten50) the planning department is holding a virtual public hearing on the matter. Pets on the Terrace

We’ve received reports of increased dog activity on the terrace. While dogs are allowed on the terrace, we ask that you be considerate of your neighbors and abide by the rules. 1) The terrace is not designed to be used as your pet’s bathroom break area. If your pet does have an accident especially in high traffic areas, please completely clean up after your pet and immediately notify a staff member so it can be properly cleaned. Please take your pets to an outside area for regular bathroom breaks. 2) Pets are not allowed in the planters. 3) Pets must be on a short leash, and under complete control of their handler at all times. 4) Pets must be kept off all furniture.


Weekly Announcements - July 31

Grand Ave. Street Work Slurry Seal

The asphalt on Grand Avenue (between Pico Blvd. & Olympic Blvd.) is scheduled to have a slurry coat applied to prolong the life of the street and prevent erosion. This work involves closing sections of Grand Avenue on Monday, August 3rd from 6:00 am – 6:00 pm. Please note the following during this work: NO driving on the slurry seal until barricades are removed, NO parking where “TEMPORARY NO PARKING” signs are posted. Additional improvements are on underway! Elevator Load Test

Elleven will be conducting a mandatory 5 year load test to both elevators on Monday, August 3 from 8:00 am-5:00 pm. During this time you may experience longer than usual wait time and may hear some noise coming from the elevator areas.
