** Building Notice **

Resident Emergency Procedures Training & Annual Fire Drill – Do you know what to do in case of earthquake, fire, power outage, bomb threat and medical emergency? Attend the Emergency Procedures Training to find out. Training will be held on Wednesday, November 13th at 6:00 pm in the Elleven Lobby. The Annual Fire Drill will take place at 4:30 PM. If you are in the building when the fire drill is being conducted, it is MANDATORY that you participate.

Trash Chute Reminders Heavy objects, including boxes (of any size) or bottles, should not be put down the trash chute. Instead, these objects should be taken to the ground level trash room located in the garage. ALL waste placed in the trash chute should be secured in leak proof plastic bags, kitty litter should be double bagged. Special arrangements need to be made for the disposal of objects of unusual size or weight.

Construction Projects in the Building – We have several submittals for in unit construction throughout the building . You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm. Construction is not permitted on holidays and weekends. If you hear construction related noises outside of these hours and days, please contact the front desk staff.

Dining Around Downtown Club – The club will meet at The California Hospital Medical Center, located at 1401 S. Grand, Wednesday, November 13th. The Dinner will be catered by Pez Cantina at no charge to residents. Your host for the evening will be Tom and Debra Shrout. Please meet in front of Evo at 5pm for a tour of the facility before dinner. All residents are encourage to attend. Please RSVP: Virginia Wexman at vwexman@uic.edu. RSVP will be cut off four days before the event.


Weekly Announcements 10/18/2019

12th Street Alley – Evo will be cleaning balconies and windows with the boom lift October 28-29 from 8:00 am- 5:00 pm. The boom lift will be operating in the alley on some of these days. Please note that vehicle traffic will still be able to get through, but plan ahead by allowing extra time to get in and out of the parking structure, as there may be delays when traveling through the area.

Pumpkin Carving at South Park Commons – Come celebrate the spooky season and get ready for Halloween by decorating your own jack o’lantern at South Park Commons Sunday, October 20, 2019 3:00- 5:00pm. Kids of all ages are welcome to attend! Small pumpkins, carving tools, and painting supplies will be available for those who RSVP, but feel free to bring your own if you have a vision! Construction Projects in the Building – We have several submittals for in unit construction throughout the building. You may hear noise related to these activities for the next few weeks. Construction is permitted Monday through Friday from 9:00 am – 5:00 pm. Construction is not permitted on holidays and weekends. If you hear construction related noises outside of these hours and days, please contact the front desk staff.

Tree Trimming – The trees on the 4th Floor, Grand Avenue, & 11th Street will be trimmed on Wednesday, October 2nd. The trimming will begin at approximately 9:00 am and should be complete by the end of the day. We ask that all residents please stay clear of the areas that are actively being trimmed.

Dining Around Downtown Club – The club will meet at The Stanton DTLA, located at 1050 S Flower Street #167, Wednesday, October 16th. A hosted reception will start at 7:00 pm followed by the family-style dinner at 7:30pm. Your host for the evening will be Mel Lewis. All residents are encourage to attend. Monthly Happy Hour – Take a break, enjoy a glass of wine and unwind with your friends and neighbors. Thursday, October 17th at 7:30 pm at Barcito located at 403 W. 12th Street (Evo). All residents are encouraged to attend!

THE END OF SUMMER BASH IS HERE!

Don’t forget to join Elleven, Evo, Luma & Ten50 residents for an evening of FREE drinks, food and fun! Tomorrow, September 21st from 5:00-9:00pm at Grand Avenue sidewalk & Courtyard (located between Elleven & Evo). Please be sure to stop by the Elleven front desk on Saturday before heading to the event and collect your wrist band! A wrist band will be required to enter the event.


REG 4 - Testing - Thursday, August 1st (7:30 am - 5:00 pm)

Attention Elleven Residents,

The City of Los Angeles Fire Department requires high-rise buildings to conduct annual tests of the fire/life safety systems in the building.

Please be aware that we will be conducting this important testing as follows:

Thursday, August 1st, 2019

Hours: 7:30 am – 5:00 pm.

PLEASE NOTE THE FOLLOWING:

Unplug or turn off all computers, appliances, or anything that may be susceptible to DAMAGE OR LOSS OF DATA due to POWER INTERRUPTION!

MAIN POWER SUPPLY to the building will be interrupted at various times throughout the day in order to test the emergency power generation system.

GARAGE FIRE DOORS are included in this testing and will immediately drop once testing begins.  Please use caution while navigating the garage area and expect periodic delays.

ELEVATORS will be briefly out of service while the power is off in order to test the recall system.  Each elevator will be recalled to the lobby level twice during this test.  Once this phase of the testing is completed the elevators will return to service, however periodic delays are expected.

FIRE ALARMS AND STROBES will be activated throughout the building, and announcements will be made over the building-wide PA system.  Each floor will be tested independently.

The Association has retained the services of a professional consulting firm certified by the LAFD to conduct the test and provide the necessary reports to the Fire Department.

Exterior Window Cleaning 7/30/19 - 8/19/19 8am-5pm

Greetings Residents,

The exterior window and balcony railing cleaning is scheduled to begin on Tuesday, July 30th and continue for approximately three weeks, wrapping up the week of August 19th. Please note that the completion date is an approximate time and may change due to unforeseen circumstances.

The project will begin on the north end of the building and proceed clockwise each day beginning at 8:00am until 5:00pm. We ask that you please use caution when walking the perimeter of the building and observe any posted safety instructions during this time frame.

Unit schedules will be emailed and posted in the residential bulletin boards letting you know which day your unit is scheduled to be cleaned so you can prepare accordingly:

Remove all items from your balcony.

Close all windows and/or balcony doors (for additional privacy please be sure to close your blinds).

If the above items are not addressed prior to the time of cleaning, YOUR WINDOWS AND/OR BALCONY WILL NOT BE CLEANED.

Please Report any cleaning deficiencies to the Management office within 24 hours so we can address this before the project is completed.

Greetings Elleven Residents!

  • Electric Vehicle Charging Stations – Elleven contracted with Sustainable Solutions to install a comprehensive electrical grid throughout our garages. The system is now operational and 22 of our homeowners have already installed and are using EV charging stations. LADWP is offering a $5000 incentive to the Association for each charging station we install. To provide an incentive to homeowners and to maximize the Association’s investment, the Board has decided to split the rebate. The rebate amount will be a sliding scale based on the number of participants. The more people that participate now, the more money everyone will receive from the LADWP rebate. Don’t miss an opportunity to increase the value of your home, help the environment, and make a few dollars for yourself.

***Weekend Terrace/Pool Monitor***

  • Luma has placed additional access control staff in the pool/terrace area during the weekends to monitor activity and ensure peaceable enjoyment for all residents. This will be ongoing during the summer months.

 Vacant Board of Director Position

Greetings Residents,

Please note that there is one vacant position on the Board of Directors, and the Board is seeking a qualified member to assume the remaining year in this position’s term. This seat and another will be up for election in 2020. If you are interested in serving your community and would like to be considered for this position, please contact Management. Garage Gate Update! 11th Street Loop System Installation 4/30/19 8am-5pm

Greetings Residents,

The next phase of the garage gate installation will include some finishing touches and the installation of a loop system for the 11th Street entry and exit gates.

The loop system is activated by vehicle weight and works in conjunction with your garage clicker. The 12th  Street garage gate will not have a loop system installed and will continue to be accessible with only your clicker.

The loops will be installed on Tuesday, April 30 from 8:00am-5:00pm.

Please note that this portion of the work will require periods of saw-cutting into the concrete that will create increased noise; please plan accordingly.

The 11th Street garage entry and exit will be unavailable during this work.

Please use the 12th Street entry and exit when accessing the property during this time.
