** Building Notice **

Trash Chute Reminder!  – Heavy objects, including large boxes or bottles, should not be put down the trash chute. Instead, these objects should be taken to the ground level trash room located in the garage. Special arrangements need to be made for the disposal of objects of unusual size or weight. ALL waste placed in the trash chute should be secured in leak proof plastic bags, kitty litter should be double bagged.

Bags should be limited in size to 15” x 18”.

Elleven Movie Club – All residents are invited to the screening of City of Gold on Tuesday, February 27^th at 7:30pm. Please RSVP via vwexman@uic.edu or (213) 493-4051.

Dining Around Downtown – This month the club will meet at PRANK, located at the corner of 11th and Hope Street, Wednesday, March 14, at 7:30 pm. All residents are encourage to attend. Please RSVP: Virginia Wexman at vwexman@uic.edu.

Elleven Happy Hour – Take a break, enjoy a glass of wine and unwind with your neighbors. Thursday, March 15^th at 7:30 pm at Bottle Rock Downtown Los Angeles. All residents are encourage to attend.

** Community Alerts ** 

Heart of the City 5K Run/Walk – California Hospital Medical Center is hosting their HEART OF THE CITY 5K run/walk Saturday, March 24 from 7:00 am- 12:00pm. This event will directly impact Elleven! Residents will have limited access when entering the garage area during the noted event time. For additional details: www.heartofthecity5k.org

Electric Billing Delays Update!

Attention Elleven Homeowners,

In August we informed all members that the Los Angeles Department of Water and Power (LADWP) had difficulty reading our electric meters which caused a 30-day delay in billing. In September LADWP corrected the issue, however Management was advised that all billing would once again be delayed.  To date, Management has still not received billing from LADWP. During this time, Management has been communicating with DWP weekly, and in an effort to increase the urgency of the matter we have reached out to other sources for additional support.  DWP has informed us that they received electric reads for August, September and October. However, they (DWP) are unable to release the reads until they are thoroughly reviewed and released by a senior supervisor. Pending Electric bills are August-December 2017 and January 2018.

We will continue to keep owners informed of the process.

Resident Emergency Procedures Training & Annual Fire Drill 11/15/2017

DO YOU KNOW WHAT TO DO IN CASE OF A FIRE OR EARTHQUAKE?

Attend the Emergency Procedures Training to find out!

Training will be held on Wednesday, November 15^th at 6:00 pm at the Elleven Terrace.

Safety training will include what to do in case of:

Earthquake

Fire

Power Outage

Bomb Threat

Medical Emergency

Elleven Homeowners Association is also required by the LAFD to conduct a fire drill annually pursuant to L.A.M.C. 57.33.19 and Title 19, C.A.C. The Annual Fire Drill will take place on Wednesday, November 15 at 4:30 pm.

If you are in the building when the fire drill is being conducted, it is MANDATORY that you participate.

Non-participation in the fire drill may result in penalties from the fire department.

If you cannot participate in the fire drill due to physical limitations, please notify Management in advance so that arrangements can be made to assist you during the fire drill, and in an actual emergency.

~ Building Notice ~

• Grand Avenue Park – All residents are encourage to attend the second Community Design Workshop for Grand Avenue Park, a new, planned public space located on Grand Ave, between 11^th & 12th St, which is scheduled to open mid-2019. The workshop will take place Monday October 23^rd , 2017, between 5 – 7pm, at First Draft located at 1230 S Olive St. This event is free and open to all, refreshments will be provided. • Elleven Movie Club *Special Event* – All residents are invited to the screening of Criss Cross on Tuesday, October 24^th at 7:30pm. • Rock ‘n’ Roll Los Angeles Half Marathon & 5K – Will be coming to town Sunday, October 29^th. The route will not be immediately adjacent to Elleven. • The Aven Project @ 1120 S. Grand Ave. – The concrete pours for the month of October are here!! The pours are as follows: Tuesday October 24^th. Important Hope St. Road Closures 9/29/17-10/01/2017

Greetings Residents,

Please note that there will be a 3-day continuous street closure of Hope Street between 11^th & 12^th Street for the site’s tower crane buildout. This closure will begin on Friday, September 29^th at 5 am and end Sunday, October 1^st at 7 pm.

During this closure, the Hope Street Alley will also be closed.

In addition to the aforementioned closures, the intersection of 12^th & Hope Street will be temporarily closed on Friday, September 29^th from 5 am-10 pm and Saturday, September 30^th from 1 pm-6pm for all eastbound traffic, beginning at Flower Street.

Please note that a flagger will be stationed at each intersection (11th/Hope, 12th/Hope & 12^th & Flower) during these hours to redirect traffic.

Please note that the garage will still be accessible through the 11th Street gates at all of these times.

The Aven Project @ 1120 S. Grand Ave – Began utility installation July 12, 2017. This portion of the project has closed all lanes on Grand Ave between 11^th & 12^th St (except for the parking lane adjacent to Elleven/Evo which is the only open lane for traffic). There will be no parking possible on Grand Ave Mondays through Saturdays, from 6am-6 pm for the duration of the project, which is expected to last six to eight weeks. ~ Building Notice ~

• Reminder! Moves & Deliveries – Please note that elevator must be reserved at least 48 hours prior to moving or scheduling large deliveries. Delivery hours are between 9:00 a.m. and 5:00 p.m., Monday through Friday ONLY.
• Carpet Maintenance – Penthouse- 10^th Floor maintenance is complete, 9^th Floor maintenance will be complete by the end of Friday. Maintenance staff will continue working their way down to the Basement floor. Please note that there will be no moves or deliveries scheduled for your floor on the designated maintenance date.

• Window Cleaning – originally scheduled to begin Monday, January 16 has been postponed due to weather conditions.

• Notice Of Filming – Friday, January 13, 2017 from 6:00 am to 11:59 pm. CONTRAST EYE. Will be filming HONDA on Hope & 11^th Street.

• My Figueroa Streetscape Project – is a state-funded project that will cut across both Figueroa St and 11th St. this project will enhance the street by creating more multi-modal options. Construction on this project began in October. Please note that temporary street lighting along 11th Street has been installed, and tree removal on 11th and Figueroa will begin soon.
